Twitter is certainly gaining in popularity for real estate marketing, and so is the use of virtual tours. According to the National Association of Realtors 2010 report: 61% of home buyers found virtual tours "very useful'. I expect this number will grow substantially in the next few years.

I think more and more realtors are jumping aboard the Twitter train. One important thing for them is to market their Twitter address on business cards, flyers, and in ads they put out their. That way they can start building relationships with people before the sale.

Twitter is a great way to interact with your community and to keep up with current trends. It’s hard to explain the direct impact of Twitter for someone just getting into social media. But it is good to start using Twitter as part of online real estate marketing plan.

As a fellow professional who is on Twitter and a heavy advocate of the platform, you've got a great list going here. I'll throw in the following that your readers might find useful:

1) Engage in conversations - people want to know that you're a person, not a brand. When you talk with others, you're much more likely to develop lasting virtual relationships than if you just tweet your most recent listings.

2) Skip the auto DMs. They're impersonal and in my opinion, annoying. Instead, take 10 minutes a day and craft personalized responses to the folks who warrant a DM.

3) You don't have to THANK people for following you! Twitter is user-defined content at its best, so people follow because they WANT to follow you. In all honesty, you don't owe them anything except good content :)
